Niva is built on a compact site in Kadachira, so the design revolves around a split courtyard — one half open to the sky, the other covered with glass. This single spine brings light, air and greenery deep into the home without losing valuable floor area.

The entry opens directly to the narrow, enclosed courtyard, giving the foyer depth instead of a flat, compressed feel. A few steps ahead, it expands into an open-to-sky court, where shifting sunlight and double-height volume add scale and drama.

Both the living and dining open out to this courtyard spine, allowing the family to experience indoor and outdoor courts from their main spaces. The layout also gives them clear visual connection to the landscaped front yard and even the relatives’ home next door — something personally important for the clients.
